What's it like living in Buckley?

Everything you'd want to know before moving to Buckley, written by a realtor who lives here, drives these roads to school every morning, and has helped families buy and sell right here in town.

Why people move here

Rural, without being far from everything.

I picked Buckley because I wanted to be rural and still be near a city. I wanted to drive 10 minutes to the grocery store, but I also wanted to see cow pastures and Mount Rainier on the way to school in the morning. Buckley gave me both.

What I tell every friend who asks: the culture here is unmatched. People know each other, and they love each other. Business owners want to work together instead of against each other. Everybody knows everybody's name, and that's really rare to find anywhere near the Seattle suburbs.

If you're coming from Auburn, Kent, Puyallup, or the Eastside and you want more space, a slower pace, and a town that still feels like a town, this is the place I'd show you first.

Before you move

The real pros and cons of living in Buckley

What you'll love

  • Mountain views and open pasture, with everyday shopping about 10 minutes away
  • A tight-knit community where neighbors and business owners show up for each other
  • More house, more land, and better views for the money than many closer-in suburbs
  • Historic Main Street with a summer evening market, local shops, and the Log Show parade
  • The Foothills Trail right through town, plus a new pump track for the kids
  • Mount Rainier, Crystal Mountain, and the Cascades are right up SR 410

What to know going in

  • Big-box shopping is a drive. A large mall is about 25 minutes away
  • Sea-Tac Airport is about 45 minutes, so frequent flyers should plan for it
  • Commuting into Seattle is real. Budget about an hour each way, more at rush hour
  • Rural properties often come with well and septic systems, so inspections matter
  • Fewer restaurants and nightlife options than Tacoma or Seattle

Where to live in Buckley

Three very different ways to live here

Buckley is small, but where you land changes your daily life a lot. Here's how I help people choose.

Best for walkability

Downtown and Main Street

Older homes on real streets, close to the historic brick storefronts, the Foothills Trail, the pump track, and the summer Hometown Market. If you want to walk to coffee and know your neighbors on a first-name basis, start here.

Best for move-in ready

Elk Run at Chinook Meadows

Buckley's newer master-planned community off 229th Ave E, with homes from builders including SoundBuilt Homes and D.R. Horton. Think big modern floor plans: new homes here are mostly 5 and 6 bedrooms, roughly 2,800 to 3,800 sq ft, on lots around 8,000 sq ft, asking about $910K to $1.03M this fall. Plan for HOA dues too. One 2026 sale listed $628 a month.

Best for land and animals

Farm country and acreage

The pastures, dairies, and acreage homes around town. Room for horses, chickens, a shop, and Rainier out the back window. Ask me about wells, septic, outbuildings, and zoning before you fall in love with a listing.

Aerial view of a Buckley neighborhood bordered by green farmland and the Cascade foothills
Where the subdivisions stop, the farmland starts. That edge is classic Buckley.

Balanced

My read on Buckley, fall 2026: Right now Buckley feels balanced to me. Prices are flat from a year ago and homes are selling faster, but builders are still willing to deal, so buyers have room to negotiate. Well-priced, move-in-ready homes in town still sell.

Seller edge

Prices are holding steady

Prices are basically flat, down just 0.2% from a year ago, and homes are selling in a median of 34 days instead of 41. Sales are up too: 52 homes sold in September 2026, 57% more than a year earlier (Redfin, three months ending September 2026).

Buyer edge

Builders are negotiating

A new Elk Run home that listed at $965,750 closed at $929,750 in July 2026, about $36,000 under its original price.

Seller edge

Rates are easing

The 30-year rate fell from 7.40% to 7.24% in October 2026 (Freddie Mac), which brings more buyers back in.

Buckley vs. Auburn: a real client story

Auburn at $750K

Last year I worked with a family shopping Auburn at about $750,000. They were finding homes that worked on paper, but they kept settling.

Buckley at the same price

  • A better school district
  • Mountain views and a phenomenal deck
  • Dramatically more square footage
  • Only about a 15-minute change in drive time

Same budget. Massive lifestyle upgrade.

Schools

White River School District

Buckley kids attend the White River School District, which serves about 4,500 students and has been its own district since it separated from Enumclaw's in 1953.

Glacier Middle School sits on the old downtown Buckley high school campus. White River High School moved to its current 240,000 sq ft building just outside town in 2003.

For a lot of families I work with, the school district is the deciding factor, and it's one of the biggest reasons people move here from Auburn and other nearby cities.

Getting around

How far is Buckley from everything?

Buckley sits on SR 410 at the foot of the Cascades, right across the White River from Enumclaw. You trade a longer drive to the city for pastures and peace at home. Here's what that looks like in real life.

The nearest hospital is St. Elizabeth Hospital in Enumclaw, just across the river.

Owning a home in Buckley

Property taxes, utilities, and natural hazards

The stuff most agent websites skip, and the stuff buyers always ask me about.

Property taxes

About 0.95% a year

The median property tax bill in Buckley is about $5,001, a median effective rate of about 0.95% (Ownwell, 2026). Bills are set and collected by the Pierce County Assessor-Treasurer. Washington has no state income tax.

Water, sewer, stormwater

City of Buckley

Homes inside city limits get water, sewer, and stormwater from the City of Buckley. The city's water system serves about 7,400 people. Many rural homes outside city limits are on private wells and septic, so inspect both.

Power and natural gas

Puget Sound Energy

PSE provides electricity and natural gas. Buckley actually ran its own city gas utility until 2014, when voters approved selling it to PSE.

Garbage and recycling

Republic Services

Republic Services handles garbage and recycling in the Buckley area. Service and pickup days depend on whether you're inside or outside city limits, so check your address.

Internet

Cable, 5G, and satellite

Xfinity cable reaches most Buckley addresses. Rural properties often use T-Mobile or Verizon 5G home internet, or Starlink. Always check a specific address before you buy if you work from home.

Flood risk

Know the White River

The White River runs along Buckley's north edge and forms the King and Pierce County line. Mud Mountain Dam, completed upstream in 1942, provides flood control. Homes near the river should be checked on FEMA's flood maps before you write an offer.

Mount Rainier and lahars

Living with a Rainier view also means living near an active volcano. The USGS says Buckley, like Enumclaw, Orting, Sumner, Puyallup, and Auburn, sits wholly or partly on deposits of the Osceola Mudflow, a lahar that came down the White River about 5,600 years ago. Pierce County's 2020 hazard plan notes that the lahar warning sirens cover the Puyallup and Carbon River valleys, not the White River. For any address, check the Pierce County lahar hazard map and the FEMA flood map. I walk every buyer through both.

Things to do in Buckley

What we actually do around here

Last weekend of June, since 1974

The Buckley Log Show

Buckley's most famous weekend (June 27 and 28 in 2026). A parade down Main Street, vendors, a carnival, and two days of timber sports at the Log Show Grounds on N. River Avenue: axe throwing, chainsaw carving, speed climbing, log rolling, and the crowning of the All-Around Logger.

Thursday evenings in summer

Hometown Market on Main Street

The Buckley Downtown Association's evening market brings local vendors, food, and families out to Main Street on summer Thursdays. The association also runs car cruises on summer Saturday nights, a beer crawl, Cornhole on Main, and a holiday market.

New in 2026

Pedals Pump Track

A brand-new asphalt bike pump track at 321 S River Ave, between the Foothills Trail's Doc Tait Pavilion and the Veterans Memorial. Local builder Jalen Johansen built it through his nonprofit, Pedals for the People, mostly with community donations and donated materials, then handed it to the city. That's Buckley in one sentence.

Year round

The Foothills Trail

A paved, car-free trail running through town. Head west toward Puyallup, or cross the White River bridge (opened in 2024) into Enumclaw on foot or bike.

Spring, summer, and fall

Maris Farms

A 40-acre family farm on the Sumner-Buckley Highway that started as a dairy and grew into the area's favorite seasonal outing: Fall Fest with a pumpkin patch and corn maze, Haunted Woods in October, baby animals and tulips in spring, and sunflowers in August.

Third-generation farm

Haugen Dairy

An organic, third-generation family dairy on the Sumner-Buckley Highway, and one of the last commercial dairies left in Pierce County. In 2026 the Washington Farmland Trust permanently protected 47 of its acres from development. It's a big part of why the drive into town still looks like pastures, cows, and Rainier.

Up SR 410

Mount Rainier and Crystal Mountain

Buckley is the gateway town on SR 410, the highway that climbs to Chinook Pass. Day trips to Mount Rainier National Park, skiing at Crystal, and hiking the Cascades start right here.

Downtown, along SR 410

Heritage Park

Buckley's largest park, right on the Foothills Trail. It has a skate park, a tot playground with climbing boulders, a basketball and pickleball court, a fenced off-leash dog area, the Veterans Memorial, and the Foothills Historical Society grounds with a log cabin and a steam donkey.

A little history

A railroad town that kept its Main Street

Buckley started as a stop on the Northern Pacific line into the coal and timber country below Rainier. Fires hit the business district more than once, and many of the brick buildings you see on Main Street today went up after the 1892 fire. Logging and mining shaped the town, and the Log Show keeps that history alive every summer.

Buckley FAQ

Questions people ask before moving to Buckley

Is Buckley, WA a good place to live?

Yes, if you want small-town, rural living without giving up convenience. You get pastures, Mount Rainier views, a historic Main Street, and a community where people know your name, with the grocery store about 10 minutes away. The tradeoff is distance from big amenities: a large mall is about 25 minutes and Sea-Tac is about 45.

How far is Buckley from Seattle and Tacoma?

About an hour to downtown Seattle and about 40 minutes to Tacoma outside of rush hour. Sea-Tac Airport is about 45 minutes.

How much does a house cost in Buckley?

The median sale price in Buckley was about $646,000 for the three months ending September 2026, down 0.2% from a year earlier (Redfin). In October 2026, asking prices ran from about $420,000 for small in-town homes to over $1 million for new construction in Elk Run and acreage properties. Text me at 206.697.8506 for this month's numbers on the type of home you want.

Is Buckley cheaper than Auburn or Bonney Lake?

Often you get more for the same money. One family I worked with was looking in Auburn at $750,000 and found a Buckley home with a better school district, mountain views, a great deck, and much more square footage, for about 15 more minutes of driving.

What school district is Buckley in?

The White River School District, which serves about 4,500 students. Schools include Elk Ridge, Foothills, and Mountain Meadow elementary schools, Glacier Middle School, and White River High School.

Is there new construction in Buckley?

Yes. Elk Run at Chinook Meadows has new homes from builders including SoundBuilt Homes and D.R. Horton, mostly asking about $910,000 to $1.03 million in fall 2026. Blueberry Farm has newer homes asking about $570,000 to $675,000. Bring your own agent on your first visit to a builder's model home, since some builders won't work with an agent you bring in later.

What is Buckley known for?

The Buckley Log Show, held every summer since 1974, plus its historic brick Main Street, dairy farms, the Foothills Trail, and Mount Rainier views. Lately, the Thursday evening Hometown Market on Main Street and the new Pedals Pump Track too.

Is Buckley near JBLM?

Buckley isn't a military town, and the drive to JBLM is long for a daily commute. If you're PCSing to JBLM and want this lifestyle, I'll show you options that balance the drive.

Can you have animals or acreage in Buckley?

Yes. The farmland around town has acreage homes with room for horses, chickens, and shops. Zoning, wells, and septic vary by property, so ask before you write an offer.

Is it a buyer's or seller's market in Buckley right now?

Heading into winter 2026, Buckley is a balanced market. The median sale price was down just 0.2% year over year for the three months ending September 2026, and homes sold in a median of 34 days, down from 41 a year earlier. About 147 homes were for sale in October, and builders have been negotiating. Well-priced, move-in-ready homes in town still sell quickly.

What are property taxes in Buckley, WA?

The median property tax bill in Buckley is about $5,001 a year, a median effective rate of about 0.95% of market value (Ownwell, 2026). Taxes are billed by the Pierce County Assessor-Treasurer, and Washington has no state income tax.

Who provides utilities in Buckley?

Inside city limits, the City of Buckley provides water, sewer, and stormwater. Puget Sound Energy provides electricity and natural gas, and Republic Services handles garbage and recycling. Many rural homes outside city limits use private wells and septic systems.

Is Buckley in a lahar or flood zone?

The USGS says Buckley sits wholly or partly on deposits of the Osceola Mudflow, a Mount Rainier lahar from about 5,600 years ago. The White River, which runs along the north edge of town, has flood control from Mud Mountain Dam. Check any specific address on the Pierce County lahar hazard map and FEMA's flood maps.

Where is the nearest hospital?

St. Elizabeth Hospital in Enumclaw, just across the White River.

What's the downside of living in Buckley?

Distance. Big shopping, the airport, and city jobs are a drive. Most people who move here decide the views, space, and community are worth it.
