At $500,000, 535 Rosewood Dr sits below Buckley’s recent median sale price, and what comes with those 1,008 square feet is where this one starts to get interesting. You have a heated garage, RV parking, extra parking, a fenced yard, covered outdoor space and no HOA, all in a single-level home.
So if you’re shopping around $500K in Buckley, this is a good example of why I wouldn’t compare homes by square footage alone. Let’s look at what that $500K is actually buying you.

Start with what you’re actually getting

535 Rosewood Dr is a 3-bedroom, 2-bath rambler on an 8,921-square-foot lot. The layout is simple and practical, with everything on one level and one of the bedrooms easily working as a home office if you don’t need all three as bedrooms.
There are also some updates you probably won’t get excited about in listing photos, but you’ll be glad are already done. The home has a new roof from 2025, a new garage door and updated cadet heaters throughout.
And then there’s the garage.
The attached 308-square-foot heated garage has attic storage and a 220V outlet that can be used for EV charging, welding or hobby use. If you have tools, projects, outdoor gear or just a lot of stuff that needs somewhere to go, that extra usable space starts to matter pretty quickly.

The outside might be the bigger story

This is where I think the property separates itself from what buyers may expect around this price.
There’s double-gate access, fenced RV parking and room for multiple vehicles. There’s also a fenced backyard with a covered patio and firepit, giving you outdoor space without taking on a huge property to maintain.
And there’s no HOA.
If you have an RV, camper, work vehicle or hobbies that require a little more room, that combination can be tough to find. Especially when you’re also trying to stay around $500K.

So, what does $500K look like in Buckley right now?

Recent public market data has put Buckley’s median sale price in the low-to-mid $600Ks, with the broader 98321 ZIP code even higher. That doesn’t automatically make every $500K house a deal, but it does mean buyers shopping at this price are looking at a smaller slice of the Buckley market.
And there are usually trade-offs.
You might find more square footage but lose the extra parking. Another home might have a smaller lot or an HOA. You could find something less expensive that needs more work.
With Rosewood, the trade-off is pretty easy to see. The house itself is smaller, but you’re getting quite a bit around it.
That’s why I wouldn’t look at the 1,008 square feet and stop there.

Who could this house make sense for?

For a first-time buyer, this could be a way to buy a detached home in Buckley without immediately jumping into the $600K+ range.
For someone looking to downsize, the single-level layout keeps everyday living simple while still giving you a yard, garage and storage.
And for someone with an RV, extra vehicles, hobbies or projects, the parking and garage setup may be exactly what makes the smaller footprint work.
The home is also in the White River School District, with current listing information identifying Elk Ridge Elementary, Glacier Middle School and White River High School.

What about living in Buckley?

Part of the appeal of Buckley is that you can still get that smaller-town feel while having access to SR-410 and the surrounding communities of Bonney Lake, Sumner and Puyallup.
It’s also a location where you need to be realistic about your commute. If you’re heading into Seattle every day, that drive may matter more to you than the extra parking or yard. If you work closer to Pierce County, work from home or simply put more value on having some room around you, the trade-off may look very different.
That’s why I always come back to the same thing: the right house isn’t necessarily the one that gives you the most square footage. It’s the one that gives you more of what you’ll actually use.

So, is 1,008 square feet worth $500K?

What else can you buy around $500K in Buckley, and which property gives you the things that matter to you?
If your list includes a detached home, single-level living, a fenced yard, RV parking, a heated garage and no HOA, 535 Rosewood Dr deserves a closer look.
