Which School District Am I Actually In? 

If you're buying a home and schools matter to you, there's something I need you to know before you fall in love with a house: the school your kids will attend might not be the one you think.

School district boundaries don't follow city limits. They don't follow ZIP codes. And they definitely don't always follow what seems logical when you're looking at a map. Two homes that seem like they're in the same neighborhood can feed into different districts, and a house with a Bonney Lake address might not be in the Sumner-Bonney Lake School District at all.

I've worked with enough families in South King County and Pierce County to know this catches buyers off guard. When a buyer tells me schools are a priority, this is one of those details we need to verify rather than assume.

Here’s what buyers should know about school districts in Bonney Lake, Lake Tapps, Auburn, and Buckley.

Bonney Lake: One City, Multiple School Districts

Bonney Lake is probably one of the best examples of why you can't assume anything when it comes to school boundaries.

Much of Bonney Lake falls within the Sumner-Bonney Lake School District. The district serves more than 10,000 students and currently includes 16 schools, including Bonney Lake High School, Bonney Lake Elementary, and Mountain View Middle School.

But this is where it gets interesting.

Some addresses on the east side of the Bonney Lake area can fall within the White River School District, which is headquartered in Buckley. That means a family could have a Bonney Lake mailing address while attending White River schools.

Other addresses around the Lake Tapps area can fall within the Dieringer School District, a much smaller district serving preschool through 8th grade.

Then there’s Tehaleh. Depending on the individual property, homes within the master-planned community can fall within either the Sumner-Bonney Lake School District or the Orting School District. Sumner-Bonney Lake actually advises families moving into Tehaleh to verify the district for their individual home.

The takeaway? A Bonney Lake address does not automatically mean Sumner-Bonney Lake schools.

Lake Tapps: A School District With a Twist

Lake Tapps is another area where buyers need to pay attention to the exact property address.

The Dieringer School District surrounds the northern two-thirds of Lake Tapps and covers approximately 5.5 square miles. Established in 1890, the district is bounded by the White River to the east, the Stuck River to the west, Auburn to the north, and Bonney Lake and Sumner to the south.

Dieringer has three schools:

• Lake Tapps Elementary School: Grades 1 through 3
  
  
• Dieringer Heights Elementary School: Preschool, kindergarten, and grades 4 through 5
  
  
• North Tapps Middle School: Grades 6 through 8
  
  

And this is the part buyers with older kids need to know: Dieringer does not operate a high school.

Students living within the district transition to high school outside Dieringer after 8th grade, so families should verify their current high school options and enrollment process directly with the district before making a home-buying decision. For example, Sumner-Bonney Lake School District currently provides an enrollment process specifically for incoming high school students who live in non-high-school districts such as Dieringer.

Not every Lake Tapps address falls within Dieringer, either. Depending on the location around the lake, a property may fall within another neighboring district.

So, once again, the exact address matters.

Auburn: The Mailing Address Doesn't Tell the Whole Story

The Auburn School District is a large district serving more than 17,000 students. It spans portions of both King and Pierce counties and serves a diverse student population representing more than 100 countries and languages.

But an Auburn mailing address doesn't necessarily guarantee an Auburn School District assignment.

Depending on where a property is located, buyers may encounter neighboring school district boundaries, including the Kent School District and Federal Way Public Schools.

That isn't just a technical distinction. Different districts mean different schools, transportation, calendars, programs, extracurricular opportunities, and enrollment procedures.

So if you're searching for homes in Auburn specifically because of a particular elementary, middle, or high school, don't use the city name or ZIP code as your confirmation. Verify the individual property address.

Buckley: White River Country

Buckley is home to the White River School District, which serves Buckley and surrounding communities.

The district includes Elk Ridge Elementary, Foothills Elementary, Mountain Meadow Elementary, Wilkeson Elementary, Glacier Middle School, and White River High School. White River describes itself as being consistently recognized at the local, state, and national levels for school improvement and academic excellence.

Most buyers looking within Buckley will see White River schools associated with properties, but this is another place where I don't recommend relying on the city name alone.

Properties near the outskirts of the area can get close to neighboring district boundaries, including the Enumclaw School District and Sumner-Bonney Lake School District.

If a particular school or district is important to your home search, it's worth confirming before you write an offer.

How to Verify Your School District Before Buying a Home

I tell buyers the same thing when schools are an important part of their search: trust, but verify.

Don't rely solely on the listing description, Zillow, Google, a map search, or what someone in the neighborhood tells you. School boundaries and individual school assignments can change, and third-party real estate websites aren't the final authority.

Start with the exact property address and check directly with the school district. Many districts provide boundary maps, enrollment information, or school lookup tools online. If there is any question about an address, call the district office and confirm it directly.

And make sure you're checking the entire path, not just the closest elementary school. If you're planning to stay in the home long term, you'll want to understand the elementary, middle, and high school situation.

Why School District Boundaries Matter When You're Buying a Home

School assignments can affect a lot more than where your child goes to class. They can change your daily commute, transportation options, extracurricular opportunities, district programs, and even some of the taxes associated with a property.

For example, neighboring districts can have different local levy rates. Dieringer's published 2025 comparison showed a total local school tax rate of $3.38 per $1,000 of assessed value compared with $3.72 for White River, $4.49 for Auburn, and $4.64 for Sumner-Bonney Lake. Those figures can change as levies, bonds, and assessed values change, but they're another reminder that a school district boundary can affect more than school assignment.

I know this feels like one more thing to research when you're already juggling home tours, commute times, budgets, neighborhoods, and everything else that comes with buying a house. But if a particular school or school district is one of the reasons you're choosing a neighborhood, take the extra five minutes to confirm it before you write an offer.
