If you're shopping for a home in Puyallup around the $650,000 mark, what can you actually expect to get for your money? Depending on where you look, the answer can be pretty different.
I recently listed a home in Belmont that gives you a good example. At $649,900, this Puyallup home has 2,450 square feet, four bedrooms, 2.75 baths, a three-car garage, an updated kitchen, flexible space on the lower level, and a surprisingly large amount of storage. It's also inside a gated community with a park, playground, and basketball court.
What I like about this one is that the gate isn't the whole story. You're getting some of the neighborhood features people look for when they want something a little more tucked away, but you're still close to Canyon Road, South Hill, downtown Puyallup, the Sounder station, and SR-512.

What Does $649,900 Get You Here?

The house is a tri-level, and at 2,450 square feet, there's quite a bit of room spread across the three levels. The main level is open, with vaulted ceilings and bamboo hardwood flooring running through much of the home. The living room is slightly recessed and has a gas fireplace insert, which gives it some separation from the dining and kitchen areas without closing everything off.
The kitchen has also been completely updated, with granite counters, stainless steel appliances, a walk-in pantry, dedicated wine area, and dining nook. This is one of the spaces I think buyers are going to notice when they walk in because it's not a kitchen that immediately comes with a list of projects.
Upstairs, the primary suite has a walk-in closet, tub, and separate shower. The other two upstairs bedrooms share a Jack-and-Jill full bath. That puts three bedrooms together upstairs while still leaving another bedroom and bathroom on a separate level.

The Lower Level Gives You Options

The fourth bedroom is downstairs along with a 3/4 bath and the laundry room, which has its own sink and built-in cabinetry. That separation gives you some options depending on how you live. It could work well for guests, an older child who wants a little more space, a home office, or a multigenerational household where having a bedroom and bathroom on another floor makes everyday life easier.
And then there's something you probably wouldn't know was here from looking at the house from the street: a large storage area underneath the home with its own electricity. Add that to the three-car attached garage, including a separated third bay, and there is considerably more storage here than you might expect from a home on a 5,971-square-foot lot.
The practical features are worth mentioning too. The home has heat pump heating and cooling, double-pane windows, cement-planked siding, and a wired generator connection. These aren't necessarily the things that get someone to click on a listing photo, but they're absolutely things buyers start asking about once they're seriously considering a house.

A Backyard Without Another Weekend Project

This won't be the backyard for someone looking for a huge lawn, and I actually think that's part of its appeal. The fully fenced outdoor area is finished as a patio, so you're not signing yourself up for another yard that needs to be mowed, edged, watered, and maintained every weekend.
For someone who would rather have outdoor space to sit, entertain, let the dogs outside, or just enjoy without a long landscaping list attached to it, this setup makes a lot of sense. And because the lot isn't doing all the work, you're getting your usable space inside the house instead.

What Do You Get With the Belmont Community?

This is where the gated part comes in. Belmont has a gated entrance along with community park and playground space, and this home is located on a cul-de-sac. The HOA is currently $1,200 per year, or $100 per month, and the MLS identifies common-area maintenance as included in the dues.
There's also a community basketball court, which gives residents another outdoor option without having to maintain it themselves. I wouldn't describe Belmont as a resort-style planned community because it isn't trying to be one. It's a residential neighborhood with a few amenities that are actually useful and a gated entrance that limits through-traffic.

Where Is Belmont in Puyallup?

One of the stronger things about this location is how much is relatively close without the house sitting directly in the middle of South Hill traffic.
The property is approximately 2.5 miles from South Hill Mall and about 3.5 miles from downtown Puyallup, the Puyallup Sounder station, and the Washington State Fairgrounds. Canyon Road is nearby, and SR-512 provides connections toward I-5 and JBLM.
For someone commuting beyond Puyallup, the Puyallup Sounder station gives you another transportation option without having to rely exclusively on driving.
And if you're the person who plans your September around fair food, the Washington State Fair is about 3.5 miles away too. That's either going to be a very important selling point for you or a dangerous amount of access to scones.

What Schools Are Assigned to This Address?

This home is within the Puyallup School District. The MLS currently identifies Fruitland Elementary, Aylen Junior High, and Puyallup High School for this address. Fruitland is approximately 1.5 miles away, Aylen is approximately 2.5 miles away, and Puyallup High is approximately 3.5 miles from the property.
As always, if schools are an important part of your home search, verify the assignment for the specific address directly with the Puyallup School District. School boundaries and assignments can change, and I never want a buyer making a home purchase based solely on what a real estate listing or third-party website says.

So, Is This What You're Looking for Around $650K?

That's really the question. There are buyers who want a huge yard and don't care about having a three-car garage. There are buyers who would trade some yard for 2,450 square feet, a fourth bedroom on another level, extra storage, an updated kitchen, and less outdoor maintenance. Neither one is wrong.
That's why I like showing people real examples of what their budget buys in different parts of Pierce County. $650,000 doesn't buy the same house in every neighborhood, and sometimes changing where you're looking or what you're prioritizing opens up options you didn't realize were available.
