Frankly, it can be scary to reach out to either one. So i'm going to break down the pros and cons of each so you can decide which makes the most sense. Keep in mind, a Realtor is going to help you plan and navigate your home buying process months or years in advance, whereas a lender is going to help you do the same but from a financial perspective.

1. Why Many Buyers Start with a Lender

A lender helps you understand your budget, estimated monthly payment, and loan options. That clarity makes home shopping less emotional and more intentional. Knowing your numbers early is a huge confidence booster. This is especially true if you are coming from a position of credit repair or outstanding debts - a lender is going to be your best first step.

2. When Talking to a Realtor First Makes Sense

If you’re still deciding whether now is the right time to buy, a local realtor can help you think through timing, neighborhoods, and next steps. In King or Pierce County I've found that most buyers start about 9 months early in their conversations. That said, if you ever feel like your Realtor is pressuring you to put your foot on the gas and start looking at homes, they arent likely working in your best interest. My philosophy here is that I'm your resource - so that means planning, brainstorming, educating, and when the time is right, THEN we talk about the actual home search.

3. The Best Scenario Is Having Both Early

When your lender and realtor are aligned from the beginning, things move faster and smoother. Everyone is on the same page from day one. This is why I work closely with local lenders to make sure you have a team working together to get you prepared.

4. Local Market Knowledge Matters

In places like Bonney Lake and Sumner, pricing and competition can vary block by block. Understanding what’s realistic before you fall in love with a home makes a big difference.

5. Starting Early Reduces Pressure
