This is one of the most common questions I get. And I get why. There is a lot of noise out there about rates, headlines, and what the market is “doing.”

But the honest answer is a little less dramatic than people expect.

It depends on you.

I have had buyers move forward in Bonney Lake and Auburn recently who felt completely confident in their decision. I have also had buyers decide to wait. Both were the right choice. The difference came down to their situation, not the market headline of the week.

What I look at first is always life timing.

Are you outgrowing your space? Tired of renting? Needing more stability for your family? Those things matter more than trying to perfectly time the market. Because the market is always moving. Your life is what sets the timeline.

Inventory is another piece that has shifted, especially in Pierce County and South King County.

There are more options right now than we have seen in past years. That gives buyers breathing room. You are not always walking into five offers on every home. You can take a second look. You can think through your decision. You can actually compare homes instead of rushing into one.

That alone has changed how people feel about buying.

Interest rates are still part of the conversation, of course. They affect your monthly payment and how you structure your offer. But what I am seeing is buyers getting more strategic instead of stepping out completely.

We are negotiating more. We are having conversations with listing agents. We are looking at ways to reduce upfront costs and make the numbers work long term. It is less about reacting and more about planning.

And then there is competition.

The “good” homes in Auburn and Bonney Lake are still moving. When something is well-prepared, priced right, and shows well, buyers notice. Those homes can still get strong interest quickly.

But everything else? It is sitting longer.

That creates opportunity.

Buyers who are prepared and paying attention are finding homes they can actually negotiate on. That was not happening a couple years ago.

At the end of the day, real estate rewards people who think long term.

If you are buying with the mindset of staying put, building equity, and creating stability, the short-term shifts matter a lot less. What matters is that the home fits your life and your finances in a way that feels sustainable.

That is what I focus on with my clients every time.
