One of the very first things buyers ask me is, “Okay, but how long does this actually take?” And honestly, that’s such a fair question. Buying a home is exciting, but timing matters when you’re juggling work, school schedules, leases, and real life.

1. Most Closings Land Around 25–35 Days

In King and Pierce County, most homes close in about 25 to 35 days. That window gives enough time for inspections, appraisal, and lender underwriting without rushing important steps. Homes in Bonney Lake, Lake Tapps, Sumner, Auburn, and Buckley typically fall right into this range.

2. Pre-Approval Can Speed Things Up

When buyers are fully pre-approved, the process usually moves more smoothly. Income, credit, and assets have already been reviewed, which means fewer surprises once you’re under contract. This alone can shave days off the timeline.

3. Inspections Add Context, Not Chaos

4. Appraisals Can Be the Wild Card
