When you’re selling your home in Pierce County or South King County, one of the simplest but most powerful strategies is flexibility. The more chances buyers have to walk through your front door, the better your odds of receiving strong offers and moving forward faster.

Think about the buyers out there. Some work nights and can only tour in the morning. Others are busy parents who might only have a free window on a Sunday afternoon. When you stay flexible, you’re meeting people where they are and making it easy for them to imagine life in your space.

It also creates momentum. When showings are easy to schedule, several often happen close together. That kind of activity builds a sense of urgency, and buyers start to feel the competition. Sometimes that is exactly what sparks stronger, quicker offers.

On the flip side, if someone has to jump through hoops just to get inside, they may lose interest before they have even walked through. A smooth, simple process leaves buyers with a better impression of your home and keeps their excitement high.

So what does staying flexible look like?

  • Saying yes to a wide range of times so buyers do not have to stress about fitting you in.
  • Allowing agents to use a lockbox so they can easily access the home when you are away.
  • Keeping things “show-ready” so last-minute requests do not feel overwhelming.
  • Saying yes to the occasional short-notice appointment, because that last-minute tour might be the one that brings you an offer.

One more important piece of advice: buyers need space to picture themselves in your home, and that is tough to do if the seller is standing nearby. It often feels awkward and shortens the showing. I always encourage sellers to step out, even if it is just for a quick walk or coffee run. Giving buyers the freedom to explore without feeling watched almost always leads to a better impression.

These little things add up. Being flexible with showings is one of the easiest ways to put your home in front of more buyers. And more buyers means more opportunities to sell quickly and for the right price.
